PRIVATE HOT TUB & WINTER SHUTTLE. *Ski In/Out. South facing SUNNY DECK deck with Gas Grill. Kid Friendly, WiFi, 3 HD TVs, Speaker, Laundry in unit, SNOWSHOES. Dedicated WORKSPACE. Level 2 EV CHARGER. No Pets/No Smoking.


*Ski In/Ski Out is Best for Intermediate Skiers / Advanced Snowboarders, dependent on snow coverage on certain runs (typically a week before Christmas). (See below listing for summary and/or request detailed information from Owner).


TRAIL/FOREST ACCESS and SHOWSHOES provided: Take a break from the city life and lift lines and take advantage of the great hiking and back country access. On Burro Trail with Cross Country skiing, Back Country skiing, Snow Shoeing, Mountain Biking, and Hiking access right out the door! 4 pairs of Adult Snowshoes, 2 pairs of Kids Snowshoes and 2 sets of Poles provided. Burro Trail connects to the 10th Mountain Division Hut Trail system. Forest and large parking area ideal for young kids to play and bike.

WINTER SHUTTLE (Typically Thanksgiving to early/mid April). Shuttle leaves every 20 minutes to Base of Peak 9 (drops off near quicksilver lift, Maggies Pond area, servicing Greens and Blues runs) and to the Ice Rink (where you can connect to the Breckenridge Shuttle). Shuttle returns every 10 minutes from Base of Peak 9 or every 20 minutes from the Ice Rink. This shuttle only serves our area, and is a very fast shuttle with minimal stops. Shuttle does not go throughout main street, you would need to connect to the Breckenridge "Free Ride" Shuttle at the Ice Rink to shuttle to main street restaurants. Inquire for exact shuttle hours as they change each year.

SKI IN/ SKI OUT: Enjoy Ski In / Ski Out in Breckenridge for INTERMEDIATE/ADVANCED Skiers (and 15-20 minute drive to Keystone, Arapahoe Basin, Copper). The ski in/out is dependent on either Peak 10 Falcon lift being open and sufficient snow on Lower Lehman to ski to the resort. In recent Low Snowpack years, Falcon Lift and the Runs needed to Ski in/Out have not been open until about a week before Christmas. During this early season time, the Shuttle is available and can be used to get to/from Peak 9 which is open throughout the ski season.

SKI TO RESORT Peak 9: A few minutes Ski through forest/trees to a Green Run that can have Natural conditions, depending on snowpack. Ski to resort is to the base of Peak 9 (Quicksilver and Beaver Run 6 chair high speed lift).

SKI TO TOWNHOME: Ski back to Townhome involves Blue/Black and Intermediate/Advanced skiing in the forest/trees (dependent on peak 10 / Falcon Lift being open). When the Lower Lehman Run on Peak 9 is open and Beaver Run lift is operating, there is a Green/Blue skiing option with a 300 yard hike. Peak 9 Base / Village Center / Main Street Station houses Ski School, Kids Ski School, and boasts some of the most gorgeous views of the ski area and the surrounding peaks.

SIZE, BEDS/BATHS: 1350 square feet 3 bedroom / 2.5 bathroom townhome Sleeps 8-10 has an open concept layout with luxury vinyl plank (LVP) flooring in main living area.

AMENITIES:

PRIVATE HOT TUB ​on back deck/small yard. Deck also has Gas Grill, making it a perfect place to entertain and enjoy time with friends and family. Cozy up to the Gas Fireplace in the living room and enjoy the great views of the Mountains out the Picture window or watching your favorite show on the 42' flat screen TV with Cable / Roku / DVD player! Enjoy your favorite Music on the bluetooth speaker. There's an Oversized One Car Garage to keep your car out of the elements and provides a convenient and safe place to store skis and bikes. Full size front loading Washer/Dryer in Laundry room on main level.

DEDICATED WORKSPACE - One Laptop friendly Desk and Chair, can be moved to meet working needs (see photos). High Speed WIFI provided.

EV CHARGER - Level 2 in Garage. Universal charger has both NACS and J1772 connectors, accommodating all major North American EVs including Tesla Vehicles. Up to 44 miles of range per hour of charge, with up to 11.5 kW / 48 amp output, depending on car model.

KID FRIENDLY - Comes with a Pack-and-Play crib and portable High Chair/Booster and baby gate. Downstairs bedroom can also be used as a Play/Movie area for kids - includes TV/DVD/VCR with set of shows and movies. Toys and Games provided. Stream short 400 yard hike and large parking area ideal for young kids to bike.

SLEEPING ARRANGEMENTS:

- BEDROOM 1 (Master King + Futon): Large Upstairs Master Bedroom 1 has a Queen Bed w/ Walk through Closet and En Suite full bath (Walk through closet convenient for little ones in a Pack-and-Play), and TV w/ Cable, and a full sized futon

- BEDROOM 2 (Queen): Upstairs Bedroom 2 has a Queen Bed with En Suite full bath

- BEDROOM 3 (Sleeps 4): Downstairs Bedroom 3 can be either 1) 1 King and 2 Twins (Bunk Bed) OR 2) 4 Twins (2 separate Twins and one Bunk Bed). Sleeps 4 either way. Bedroom has a Trundle Bed and a Twin over Twin Bunk Bed. Trundle Bed gives you Flexibility of making the Trundle bed into a King (lower twin raises to height of upper twin) OR 2 Twins. Downstairs Bedroom has TV w/ DVD / VCR and kids shows and movies. No bathroom in downstairs, guests use main level Half Bathroom or share En Suite Full Bathrooms.

- ​LIVING ROOM has SLEEPER (Queen): Main Living Room has a Pottery Barn queen size memory foam pull out sleeper sofa, has no bar. 1/2 Bath also located on Main level.

NOTE: Linens provided for Living Room Sleeper -OR- Master bedroom Futon (not both).

PARKING: Up to 3 Car Parking at unit plus typically 1-2 Overflow parking spots in the complex lot. Unit Parking spots: 1) in Garage, 2) front of garage, 3) front of stairs.

GREAT LOCATION - A short 7 minute drive (or take Winter Shuttle) to shop at the heart Breckenridge (5 minutes to Breckenridge Brewery). Keystone 30 minute drive, Arapahoe Basin (A-basin) 35 minute drive, Copper 32 minute drive, Vail 51 minute drive.

Please look at CDOT for travel conditions prior to coming up. The snow conditions might be an issue for folk travelling on I-70 or through the passes.

We live in Colorado Springs, and have rented our Breckenridge Townhome since 2009, and our condo in Crested Butte since 2020. My husband is retired military, so we have had more free time to enjoy the Mountains for long weekends and holidays. We love the backcountry hiking, skiing, and biking access for both of our places.
